Assets are valued several times a year by valuers and directors. Valuers are diverse, and so are their output formats. Each time, GP teams have to manually collate key valuation metrics, market comps, and commentary in Excel for period analysis and reporting. This works for a smaller number of assets in one currency, but becomes cumbersome, time-consuming, and error-prone for larger portfolios.
Valuation Register helps teams upload, harmonise, and roll up asset valuations into portfolios and funds with a complete, accurate picture of metrics and like-for-like period analysis. It eliminates effort, complexity, and errors, while storing and securing data for analysis, compliant record-keeping and anytime accessibility.
To track debt information and balances, GPs often run debt management systems or outsource the function to a service provider running one. While most of these systems function well for their intended purpose, they are rarely integrated with the asset portfolio live data and therefore fall short of presenting a complete picture to portfolio management and finance teams.
Debt Register aggregates data from systems and links it to assets and portfolios, or it lets teams directly track and consolidate debt facilities, hedges, lenders, borrowers, terms, and balances. The result is harmonised information, delivered in a simpler, more integrated, and more effective way for broader teams to access and manage. As with other Lateral registers, any period data is readily accessible.
Debt Register
Records lease terms for each tenant from multiple sources, calculating rent roll and cashflows for every asset. Supports lease renewal assumptions, and makes clean, consolidated data available to other systems and tools.
Tenancy Register
Calculates returns - levered and unlevered, income and capital, pre- and post-fees, carry, and tax - across past and projected periods. Provides a broad range of key financial metrics, fee calcs, and impacts of transactions on performance.
Performance Register

Consolidates asset cashflows, capex, and valuations across portfolios. Models debt, hedging, equity, fees, costs, and FX, combining vehicles and converting currencies and area units as needed. Forecasts and tracks returns, yields, distributions, cashflows, values, and covenants. Measures the impacts of movement in variables, investments and divestments.
Fund & Portfolio Model
Covers stable assets, developments, and acquisitions - modelling rents, expenses, vacancy, capex, and cashflows through to valuation (DCF, CapVal, Book). Models debt, equity, fees, and costs alongside sensitivity and scenario analysis, evaluating both forecast and historical performance.

Lateral was founded in 2020 by Ras Sarac and Bipin Paul Bedi.
Ras has over 20 years of real estate investment management experience across fund, asset and transaction management, capital raising and investor relations. He spent over a decade in senior executive roles at Australia's largest and most active investment manager with US$60bn AUM, leading teams across functions.
Bipin has over 20 years of experience as an enterprise software engineer and cloud architect across web and mobile solutions and a wide range of technologies. He has deep expertise in translating business needs into functional and technical designs and has extensively led software engineering and customer support teams.
Lateral design combines that experience to bring solutions that closely reflect how institutional teams actually operate.
